Mixson developers look to revise and resume development

After a self-imposed pause, the developers of Mixson -- a new urbanist community on 44 acres in North Charleston -- have hit play again.

Mixson’s owners, Jamestown Properties, have recently submitted revised development plans to North Charleston that call for lower densities, a reworked property mix and more amenities than originally proposed.

“Mixson will add a vibrant, robust community of families, single professionals and others to the highly appealing Park Circle area,” said Jodi Lox Mansbach, Vice President of Development & Marketing, Jamestown Development & Construction. “National media have touted Park Circle as one of the nation’s best neighborhoods, and we believe Mixson will help strengthen this community for decades to come.”

Launched in 2006, Mixson’s first phase brought 18 LEED Gold residences to the property, as well as a special events facility and a community dog park. While adjustments have been made to the original plans, Mixson will preserve its core tenets: green building techniques, quality craftsmanship, walkability and connectedness, community green spaces and easy access to the greater Charleston community.

As it enters Phase 2, Mixson will focus on preserving the existing landscape and reducing the impact of new structures on the remaining 42 acres. The original plan called for 950 units; Jamestown has submitted plans that call for 39% less development -- 600 total units -- allowing for larger lots and more varied housing styles. Phase 2 will include:

  • Single-Family Residences:  A total of 22 detached homes and 10 townhouses will create the Old Town section of Mixson, which will be characterized by communal green spaces and connected walkways. Homes will range from 1,050 to 1,950 square feet, will be both one and two stories and will incorporate green features.
  •  Multi Family Residences: High quality, multifamily housing will be central to the Mixson community lifestyle. The development will include 271 multifamily residences built in two phases. Building entrances will be situated around central courtyards, inviting neighborliness. 

Each building will include communal screened porches for friends and neighbors, as well as wide lawns for recreation and relaxation.

 Revised plans also include a new, $2.1 million amenity called The Mixson Bath & Racquet Club, a pool and social club with fitness facilities, bocce and badminton courts, an event space and lifestyle classes focused on topics like food, wine and travel.   Memberships will be available to residents who live outside of Mixson and a full-service restaurant will be open to the public.

Investment in Phase 2 of the Mixson project is expected to total $30 and $32 million. Jamestown Properties is a real estate investment and management company with over $3.7B in assets under management with a 30-year track record of success, providing a strong financial base for development.
