When Jorge Riano started GreenBy3 in 2008, he wanted to provide a service that no other company was offering: construction management for clients with an emphasis on collaboration, coordination and sustainability, as well as creativity. Five years later, he’s successfully managed construction projects for a variety of clients, including PeopleMatter, Charleston Digital Corridor, Neotrantor and The History Press.
GreenBy3 celebrated the grand opening of PeopleMatter’s new world headquarters on King Street April 11, 2013. PeopleMatter closed a portion of King Street in downtown Charleston for team members, local dignitaries and special guests to celebrate moving in after an extensive 18-month renovation managed by GreenBy3. Riano worked as PeopleMatter’s onsite representative during the renovation and was recognized during the event. (High-resolution images and captions available. All photos ©Jorge Riano)
Riano was inspired to start GreenBy3 in 2008 after he successfully oversaw the construction of Automated Trading Desk’s new 68,000-square-foot mission critical facility in Mount Pleasant, S.C. Riano was then ATD’s IT Team Leader when he was asked to take on the responsibility of owner’s representative during the two-year design/construction process. Riano went on to become ATD’s director of facilities of the 22-acre site when the building was complete.
A key to the success of the ATD project was Riano’s approach to the design and construction process. He didn’t just serve as the owner’s representative; he was a liaison between the client and the general contractor, architect, and all other parties involved in design and construction. Riano moved his office onsite. He communicated daily with various members of the construction team and established a regular dialog between team members. This led to more coordination and collaboration, which fostered creativity, especially when it came to troubleshooting and introducing new methods to accomplish a goal. Ultimately, this approach produced a better product for ATD.
After the success of the ATD project, Riano was motivated to start his own business. In creating GreenBy3, Riano wanted to provide services and resources that would help clients with the process of designing and constructing their buildings and introduce sustainability to projects. He especially wanted to provide project oversight on a day-to-day basis so clients could stay focused on their business. With a background in technology, Riano recently repositioned his business to cater to technology companies seeking to expand within or relocate to the Charleston area.
“We have built a strong network of resources that we make available to our clients, including vendors. We work hard to help the project team deliver a product that exceeds the expectations of each client,” Riano said.
“Five years is a milestone and I’m happy to say this is what I love to do. From site work, to technology and security, to being creative and using alternative materials and design ideas, to selecting furniture. Being able to help our clients in all areas of a project is fun, exciting and rewarding.”
Riano also strives to make a difference with regard to the environment. He reclaims building materials and puts them to use on client projects, where appropriate. This not only diverts usable products from the landfill, it also gives new life and an interesting story to a project.

About GreenBy3
Founded in 2008, GreenBy3 uses coordination, collaboration and creativity in the management of commercial construction projects for clients. GreenBy3’s service area includes the Lowcountry of South Carolina and Western North Carolina. Its clients range from large high-tech companies to community nonprofits.
GreenBy3’s experience, knowledge and relationships with architects, contractors, engineers, IT professionals and other trades enable them to coordinate and collaborate with the project team, manage project details and keep clients informed of progress.
GreenBy3 begins the process by taking the time to understand a client’s company culture. This helps them to know exactly what the client needs from their new building. GreenBy3 is then involved in the project every step of the way -- from design through construction to project completion -- serving as the liaison between the client, the architect, general contractor and many others.
Their daily presence on the construction site allows them to coordinate and collaborate with key players to ensure that every detail of a client’s vision is carried out in the best manner possible. GreenBy3’s focus is always on ensuring that each client’s project is not only completed to their specifications and quality standards, but also in a timely, cost-effective manner.
